Babbling Brook is a dog friendly property located on the edge of Exmoor national park within 2 miles of the village of Bratton Fleming and Challacombe. The cottage has an enclosed patio garden. Within walking distance is a exclusive use secure dog walking field, there is a charge for this and this is not run by us. Located in a rural location on the owners land of 3 acres. The cottage has views of the North Devon rolling hills from the open plan lounge/ kitchen and from the conservatory. Sitting in the property you can faintly hear the water running through the brook.

The cottage at Kipscombe holidays is perfect for all types of dogs. The patio garden is enclosed, and you have use of another 0.5 acre enclosed field within 10 metres of the property.
Latest edition to the site is an exclusive use secure field which can be hired during your stay (1 session per day free of charge)
You can take your dogs for a walk down to our Babbling brook then back up to the 3 acre off lead field for some fun and exercise. Then back to the cottage for a cosy night in.
You'll find a wood burning stove in the lounge and full central heating throughout making this an ideal holiday base any time of year. Although a rural property you will find the dog friendly cottage provides easy access to explore the North Devon countryside.

Our cottage has an open plan lounge, diner and kitchen, steps down to conservatory with doors out to rear patio area. From here you can enter your very own enclosed patio with garden space with views. The Bedroom has a Solid oak king size bed with a 28cm deep mattress for a comfy nights sleep, Dressing table and mirror. Fitted wardrobes. Bathroom with walk in shower, toilet and sink. Shaving mirror, light and socket
1st Basket supply of logs provided free of charge. No charge for heating.

Local area - The historic towns of Barnstaple and South Molton are approx 8 miles to the south and west. Exmoor National Park is 1.5 miles to the east. We are just a short drive to the stunning coastline of North Devon where you will find cliff paths and sandy beaches. Bratton Fleming now has it's own nature reserve. 3 miles (8min) is Exmoor Zoo, perfect for a day out (dogs are not allowed, but we will be happy to dog sit if required for a fee). Also just 5 miles away (10min) is the beautiful Wistlandpound Reservoir, a stunning forested lake with a tarmac circular path, this provides a perfect place to walk your dog (Coffee van at site most days). The famous Tarka Trail is a short drive away, this runs for miles and you can connect to it in many parts of Devon
